PROJECT FEASIBILITY STUDY
As per Section 79A of the Maharashtra Co-operative Societies Act, 1960, once a society decides to undertake redevelopment, it should appoint a qualified Architect or Project Management Consultant (PMC) to prepare a comprehensive Project Feasibility Report (PFR). The purpose of this report is to assess the technical and economic viability of the proposed redevelopment project.
A Project Feasibility Report is more than a preliminary estimate or a broad indication of what may be possible. It should provide a realistic representation of the proposed redevelopment, supported by relevant facts, calculations, development potential, and financial projections. While many consultants may present an overly optimistic picture of a redevelopment project, an effective feasibility report should objectively determine whether the project is technically feasible, financially viable, and practically implementable.
At Sumedha Gore, we believe that a feasibility report should provide the society with clarity and realistic expectations. Our approach focuses on understanding the property's development potential, applicable regulations, available development schemes, and the overall economics of the project.
The report should also identify potential challenges and opportunities and provide practical guidance on how the project can be structured to achieve greater viability within the framework of MCGM/BMC DCPR 2034 and other applicable regulations and schemes. Our objective is simple: to help societies make informed redevelopment decisions based on facts, realistic projections, and professional expertise—not assumptions or overly optimistic estimates.
